Re: CZC DR Narrative Letter
A coffee kiosk is planned for 4744 N. Park Crossing Avenue on the SW corner of McMillian and Locust Grove.
The building will be a single story and will have a drive through window. No speakers are allowed per the
zoning code so orders will be taken at the window or in person by staff.
The site is a pad site ready site. A retail building was recently completed on the site with all the site work
necessary for the future coffee kiosk. All utilities and landscaping are in place.
The building is to have a contemporary look with the use of natural materials in order to provide a connection
to the existing neighborhood. Siding materials include wood and hardiboard. The building will have a parapet
roof and is planned to be similar in style to the existing retail building on the site.
A development agreement is in place for the property and was reviewed during the preapplication meeting.
A CUP has been completed.
