Planning Review Notes Sonya Allen *Annexation w/R-8, L-O and WE zoning.
* Submit a conceptual development plan that demonstrates
consistency with MU-N FLUM designation. Proposed
development should be consistent with the general mixed-
use designation guidelines, MU-N guidelines & policies in
the Comprehensive Plan (see pgs. 3-11 thru 3-15)-describe
how it's consistent with these guidelines in application
narrative. Uses should be primarily residential with
supporting non-residential services (small-scale that provide
goods or services people don't typically travel far for& need
regularly—employment opportunities for those living in the
neighborhood are encouraged)—connectivity&access
between non-residential & residential is critical, tree-lined
narrow streets are encouraged. Mixed Use projects should
have at least 3 types of land uses (i.e. commercial, office,
residential, civic and industrial); residential gross densities
should range from 6 to 12 units/acre in a minimum of 40% of
the development area.
* Preliminary plat to subdivide property; comply with
subdivision design & improvement standards in UDC 11-
6C-3 and applicable dimensional standards of zone.
* Provide noise abatement adjacent to future SH-16 in
accord with the standards in UDC 11-3H-4D.
* UDC 11-31-1-413.3 requires a street to be constructed
generally paralleling the state highway, designed to collect&
distribute traffic.
* Provide 35'wide street buffer along future SH-16,
landscaped per 11-313-7C.
* Provide 10'wide multi-use pathway within buffer along
future SH-16 with landscaping on either side per 11-313-12C.
* Provide qualified open space &site amenities per UDC 11-
3G-3 (per code in effect at time of submittal).
* Extend stub streets from Chukar Ridge to the north;
provide stub streets to property to the south for future
extension.
*The Eight Mile Lateral which crosses the SWC of this site
must be piped unless improved as a water amenity or linear
open space as defined in UDC 11-1A-1 per UDC 11-3A-6B,
C or as waived by Council.
