CC - Narrative Revised Inglewood Development Inglewood Place Subdivision, an 8.9-acre project that is located at the Northeast corner of Victory Road and Eagle Road. This will be a two-phase development. Phase one will be R15 Zone that will be developed as a Senior Living Community and phase two will be designated as a C-C Zone which could include uses such as retail, office or professional. During planning of the project great consideration was taken to provide a quality development that’s a good fit and contributes to the community. There will be consistence architectural design elements between the senior living community and the commercial buildings. nd Narrative for the West Parcels of Inglewood Development, C-C Zone (2 Phase) Preliminary Plat is consistence with final plat regarding intent, use of the land and access points to Victory Road and Eagle Road. We have changed site plan layout by reducing number of lots from six to three lots (moved lot lines) as per market demand and City of Meridian comments. Access points to Victory and Eagle were not moved. We realize this property is best suited for three pads for retail, office or professional use and the pad/lot on corner of Victor and Eagle is ideal for drive-thru coffee café. Lot #1 – Zone C-C (0.83 Acres) South lot on the corner of Victory Road and Eagle Road. This lot will be ideal for a drive thru coffee shop. Lot #2 – Zone C-C (0.903 Acres) Middle lot on Eagle Road. This lot will be ideal to develop a building to serve retail, office, or professional use. Lot #3 – Zone C-C (1.143 Acres) North lot on Eagle Road. This lot will be ideal to develop a building to serve retail, office, daycare, or professional use. Open Space On the proposed site plan all three lots meet or exceed the required footage of open space. The final plat is in conformance with development agreement recorded December 2019. Development Agreement No. 2019-124421 City of Meridian accepted annexation and rezone of the subject property on November 2019 (H- 2019-0090) Neighborhood meeting was held in June 2021 to present the coffee shop to the community. Neighbors had positive feedback for the project. Our team has been working extensively with ACHD to design a plan that benefits the project, community, and roadway network. The proposed development site plan meets the ACHD guidelines and is approved. Access points on Victory and Eagle have been engineered and approved and consistent with the preliminary plat. Final Plat is in conformance with acceptable engineering, architectural and surveying practices and local standards. Below you will see the layout for a coffee/drive thru for this commercial parcel. This parcel will consist of outdoor seating, 19 parking stalls and full landscaped area. There will be multiple sidewalks between the commercial and senior living community for senior’s ease of access to the commercial amenities.
