Re: CZC-Design Review Narrative – Flex Building
Dear Planning Staff:
Thank you for the opportunity to submit our proposal for our Flex Building. The proposed building will
be located on Franklin Rd blending with the surrounding commercial uses.
The building is a two story approximately 32,410 sf shell and core building that contains future
commercial and retail space.
The building is articulated with exterior wall material that include EIFS and metal panel. The EIFS will
have horizontal and vertical reveals breaking up the exterior plane that algin with architectural
elements. In between the EIFS walls, we have added metal panels to break up the exterior façade. The
tops of the parapets change in height with the different exterior materials to break up the
elevations. Attached exterior canopies have been added over the windows and entries. The exterior
windows and doors along the north, east and west elevations will be aluminum storefront windows and
doors. The rear of the building will have hollow metal steel doors and frames along with roll-up
doors. The roof will be a single slopped membrane roof system that will have roof top units that will be
screened from view by the parapets. Mechanical systems will be screened by the parapet walls.
The trash enclosure is a concrete masonry unit structure, and the enclosure is on the northwest side of
the building.
Final plat is scheduled to be submitted shortly with final plat being recorded prior to C of O.
