Fire Plan Review Notes Tom Walsh If project is phased, a single fire access road will only permit
up to 200 units. Any more will require a secondary access
point, separated by 1/2 the diagonal distance of the site.
A parking plan shall be submitted showing required visitor
parking, per city requirements.
A fire access plan shall be submitted showing all turns into

MFD Plan Review Notes Joe Bongiorno It is severely underparked. If there is no way to verify people
are NOT using the garages for storage, they should not
count toward the final parking count. There is no visitor
parking. Fire lanes are going to become crowded with
illegally parked cars.
MPD Plan Review Notes Joseph Dodson Internal analysis shows the police department can service
this area (see attached) if the application is approved. Just
note that this beat area has a very high call volume for
police. Over the last two (2)years police have run 3,765
calls for service within a mile of this development application.
Standard comments on addressing needs for police and
fire. If there is any plan to access Eagle Road with this
development police will NOT support that access. Open
space appears to be fine.

Planning Review Notes Joseph Dodson Proposal to modify site plan and elevations requires CUP
Modification application. Staff recommends going through
this process separately from any DA Mod process that would
attempt to change any access points to Eagle.
- Maintain or reduce number of units, per meeting
discussion.
-Any structure (carport, garage, etc.) has a 10' setback,
including along property boundary.
- Code changes moving forward will require guest parking for
multi-family(1 space for every 10 units). Staff recommends
providing a parking plan notating the proposed parking
counts.
-Added pedestrian connectivity is desired in this
development, especially with proposing less buildings. Look
at designing spaces where units can abut green space
instead of only parking/drive aisles and create safe places
for pedestrian crossings.
- Show"potential" pedestrian connections to the commercial
area to the west. Mixed-use policies call for shared spaces
and public/quasi-public spaces. Shared plaza(s) is a prime
example.
- Entryway with roundabout may be redesigned to allow for
standard drive aisle and pull clubhouse to the east to
increase the open space in the center of the development.
- Staff recommends showing any future connections to the
future commercial or existing commercial to the
west/northwest with this CUP Mod site plan.
- Reach out to Valley Regional Transit to determine if they
want to include a bus stop somewhere along Records Way
frontage considering increased density in this area.
- Send any revised plans to Planning prior to submittal for
quick review.
