Lake Hazel, sewer will be connected to Discovery Park History: None Additional Meeting Notes: • Although this property is shown to be zoned R-8, staff believes this is an error and the property is still in Unincorporated Ada County.An annexation and zoning to R-8 will be necessary. This requires hearings with the Planning Commission and City Council. • Public and Quasi Public Uses are required to go through Conditional Use(CU)approval with the Planning Commission. • If the CU is approved, an administrative Certificate of Zoning Compliance(CZC) and Design Review(DES)will be required. • The applicant will be required to dedicate right-of-way and construct the collector to the east. Please contact ACHD for more information. • A future pathway is shown along the northern property line. Parks has commented they would also like a trail along the eastern portion of the property, and a direct trail connection from the property to Discovery Park. Please contact Kim Warren for more information at kwarren .meridiancity.org. • Staff has concerns in regard to required security walls and how they will affect visibility for the site,the park, and pathway connections. • The applicant has commented they would like an 8'fence for screening and security.This could be allowed through the alternative compliance process. Note:A Traffic Impact Study(TIS)will be required by ACHD for large commercial projects and any residential development with over 100 units. To avoid unnecessary delays&expedite the hearing process, applicants are encouraged to submit the TIS to ACHD prior to submitting their application to the City. Not having ACHD comments and/or conditions on large projects may delay hearing(s)at the City.
