Dear Planning Staff,
The owner of the property of parcel numbers R3579000045 and R3579000040 is proposing to
annex the property into the City of Meridian and rezone from R-1 to I-L(Light Industrial)for new
construction of a 10 unit industrial building.The property is located at 160 N. Linder Rd.,approximately
400' north of the northeast corner of the intersection at West Franklin Road and North Linder Road.
The property is contiguous to the City of Meridian and is within the City's area of impact. The
property has total area of 1.41. The proposed project would consist of 1 building totaling 19975 SF. The
light industrial zone would be consistent with properties located directly to the east and west of the
subject property.
As part of this application the owner would like to request a reduction in the 25' landscape buffer
to the residential uses to the North and South to 5'. This reduction was discussed with neighbors as part
of the rezone process. The neighbors to the North and South do not oppose reducing the landscape
buffer to 5'. As this industrial zone is developed this landscape buffer will meet the standard set forth in
11-3b-8 for parking lot landscaping.
