Broadway Avenue Suite 102 Meridian, ID 83642 Attn: Planning Division Re: CZC/ Design Review Narrative Letter Project: Jackson’s Fuel Station Linder and Chinden Blvd Jacksons Food Store No. 200 BRS Project No. 20060 To Whom It May Concern: The applicant, Jacksons Food Stores, respectfully requests Certificate of Zoning Compliance and Design Review approval for the construction of their new convenience store, fuel canopy, and site improvements in a portion of the Linder Village Subdivision, located at the southeast corner of Linder and Chinden Blvd in a C-C (Community Business) zone. This project will include the construction of a 4,606 square foot convenience store, free standing fuel canopy, trash enclosure, and associated site improvements that lie within the site area of 1.399 acres. Architectural Character: The convenience store and fuel canopy create a cohesive design and take into account appropriate building scale for the site in which it is being designed. The simple form of the building is made more interesting by the changes in materials and pushing and pulling of the facades of the building to create visual interest. The varying heights of the parapets and the metal awning provide architecturally pleasing elements as well. The materials used on the Jacksons’s convenience store portion will be comprised of grey cultured ledgestone and phenolic tiles in white and faux wood. There will also be accents of red and grey metal. In conjunction with the new convenience store there will be a freestanding fuel canopy that will consist of fabricated metal panels and associated branding. Parking Lots: Parking will be provided along the West and South portion of the main building with 1 accessible parking space and 22 standard spaces for a total of 23 parking spaces. Additionally, a bicycle rack capable of accommodating four bicycles will also be provided on the South side of the building. The fueling canopy will be located on South side of the site. Pedestrian Walkways and Facilities: - Existing sidewalks are located along the North and East sides of the property. The addition of new sidewalks will adjoin public sidewalks at the north and east sides of the site. Additionally, there will be new sidewalk around the perimeter of the convenience store portion of the building 1010 S.
