Ladle Rapids Dr (Jump Creek Fourplex). Below are staff’s comments: 1. A requirement of the Conditional Use was for two qualifying amenities to be provided on site. Please describe and show these on the landscape plan and site plan. 2. A condition of approval of the conditional use permit is for the site plan and landscape plan submitted with the Certificate of Zoning Compliance application be revised to depict an interim management office, maintenance storage area and a directory map of the development at an entrance or convenient location for those entering the development as set forth in UDC 11-4-3-27B.7. These shall exist until such time that phase seven is built out and one is permanently installed. Please indicate on the site plan. 3. A condition of approval of the conditional use permit was for a common open space exhibit to be provided with the CZC that shows the requirements of UDC 11-4-3-27 are met. This was not provided. 4. A condition of approval of the conditional use permit was at the time of Certificate of Zoning compliance, the applicant shall submit color elevations that reflect that the architecture of the covered carports utilizing similar materials and architecture as that of the fourplexes as well as meet all requirements of the Architectural Standards Manual (ASM). This does not appear to be submitted. 5. Please provide details of the light fixtures on the photometric plan indicating all fixtures are downcast and shielded. 6. Please list the number of parking spaces, covered and uncovered, on the site plan as well as the number of bicycle spaces. 7. R3.1A of the Architectural Standards Manual (ASM) requires providing a complementary and proportionate level of design and detail on all public oriented façades. R1.1E of the ASM states to incorporate architectural features on all sides of a building façade facing the primary entrance(s) of an adjacent building, public roadways, interior site amenities, and façades that are visible from public spaces. The rear of building G and E, and the east side of Building G are highly visible but do not include some of the same architectural treatment and materials as the front.
