Narrative (2) July 15, 2021 City of Meridian Design Review Board RE: Pine 43 application narrative To Whom it may concern: This narrative is to satisfy the condition of design review for the Venta Homes applications for Pine 43 in Meridian Idaho. The contact information for the applicant is: Amy Laverty Venta Homes Inc PO Box 140298 Boise, ID 83714 C: 208-867-3852 E: estimating.tcc@gmail.com and tddcampbell@gmail.com We are proposing the construction of two, three-unit townhouse buildings in phase 2 of Pine 43 Subdivision. These buildings will be intermingled with other two-unit townhomes. These buildings are in harmony with the Meridian Comprehensive plan and the approved Pine 43 development agreement. The scale, intensity and character of the proposed buildings will fit nicely with the surrounding townhouses. These homes are designed with off street parking in the garages which will help preserve ingress/egress to the site. The design of these buildings is architecturally pleasing and fits well with the other homes and buildings in the area. The façade of the home is broken up and has several design elements and different building materials that help the project be aesthetically pleasing. Siding treatments are an artful and modern mixture of stucco, lap siding and masonry. The use of glass railing on the second story balconies is another appealing design element. The broad hipped, low pitch roof design along with the use of a variety of natural materials help these structures fit well with the Commercial Design Guidelines that are defined in the Pine 43 development agreement. There are numerous walking paths throughout Pine 43 will provide a pedestrian friendly atmosphere and safe access for the residents. We request your approval of this project.
