Project Narrative of Scope of Work:
Exterior:
The scope of work for this project involves the remodel of an existing Toys R Us into a
new Burlington store. Demolition of the front façade finish items and studwork will occur, as
well as minor demolition of exterior masonry for new openings to be placed. Existing stucco
above the demolished brick wainscot on the left side of the façade will remain, and new stucco
will be applied below to existing CMU wall and will be painted to match. New stucco will be
applied to the right side of the façade to a new CMU wall infill.
Existing glazing entrance and associated stud work will be removed and infilled with
CMU to match existing conditions. Burlington’s standard prototype façade will be applied to the
existing exterior structural wall and can be seen on sheets A5.0 and A5.1. A new man door for
egress will be added to the front façade as well. Please reference sheet A1.0 through A1.2 for
demolition information.
A new truck dock door will be installed at the back side of the building, along with two
man doors for egress out of the sales floor and back of house. A new opening will be cut for the
compactor chute to be installed. One overhead door and one man door for the landlord’s use
are being installed at the back of the building in the storage area that is not part of our client’s
leasable area.
Interior:
Existing wall finishes and ceiling elements to be demolished and replaced with
Burlington standard. New lighting will be installed.
Roof:
New RTU’s are being placed per Burlington’s standard design requirements. Previous
RTU’s will be demolished, and existing roof patched. The existing skylights will be removed and
patched per the details on the roof plan, Sheet A1.7.
