Zoning NarrativeRoto-Rooter Zoning Narrative May 18, 2021 Site  The site is zoned “I-L” Light Industrial. The proposed use of a plumbing contractor’s office and warehouse is an allowed use. Adjacent properties are zoned “I-L”. The site area is 1.38 acres.  The required building setbacks are: o Front/Side/Rear: 0 ft. - Proposed: 10 feet o Streets: 35 ft. from street R.O.W. - Proposed 66 ft. o Landscape buffers abutting streets:  Local: 10 ft. - Proposed 10 ft.  Collector: 20 ft. - N/A  A 10-foot landscape buffer is proposed along the north, west, and south property lines.  Maximum Building Height: 50 feet - Proposed 20 ft.  Building Site Area Requirements: None  Building Density Formula: None  The site is vacant. Street improvement have been completed. No new work in the R.O.W. is proposed.  Street access is existing with a shared access drive with the adjoining property to the north.  All utilities have been installed to the site.  Parking Requirements: o Office: 1 per 500 gross floor area = 7 required o Warehouse: 1 per 2,000 sq. ft. of gross floor area = 4 required o Required parking = 11 - Provided parking = 14  A bicycle rack is proposed at the office entrance.  A concrete walkway connects the front of the office with the public sidewalk along the street.  A fenced-in yard is proposed behind the two new buildings.  A concrete block trash enclosure with painted steel gates encloses the trash and recycle dumpsters. The proposed location has been approved by Republic Services.  There are recorded CC&R’s.  There is a 45 ft. canal easement along the southern edge of the property. According to the canal district, paving and landscaping can be installed in the northerly 25 ft. of the easement. Buildings  The proposed office is a single-story 3,347 sq. ft. steel framed building. Exterior materials include metal paneling, fiber-cement panels, concrete block, painted steel canopies, and aluminum storefront doors and windows. Space has been provided for a future 3,033 sq. ft. addition to the back of the building.  The proposed warehouse is a single-story 8,040 sq. ft. steel-framed building. Exterior materials include metal paneling, fiber-cement paneling, painted hollow-metal doors and frames, and pre- finished sectional roll-up doors.
