Design Review NarrativeRoto-Rooter Design Review Narrative May 20, 2021 1. Architectural Character a. Cohesive Design i. Both buildings incorporate the same exterior materials, scale, and form. b. Building Scale i. The buildings are both single level and have scalable features at the pedestrian areas. Painted steel awnings, windows, and façade articulation assist in creating a positive pedestrian experience. In addition, the buildings are set back 66 ft. from the sidewalk at the front property line. c. Building Form i. Both buildings are single story with flat roofs. This form matches the adjacent properties. The forms are broken up horizontally and vertically. d. Architectural Elements i. The buildings use painted steel canopies along with “inverted “L” shapes. e. Materials i. Materials consist of 3-Coat Cement Plaster (Stucco), integral color CMU, two different metal panels, aluminum storefront windows, painted hollow metal doors and frames, and painted steel canopies. ii. The colors are a neutral palette consisting of black, dark gray, light gray, and blue. f. Signs and Lighting i. One lighted wall mounted sign above the entry canopy will be installed. Site lighting will be with energy efficient LED pole lights and surface mounted lights on the buildings. g. Mechanical Systems i. The warehouse will have only interior gas fired furnaces. The office will have a gas furnace with an exterior air conditioning condenser. The condensers will be located behind the office building and will not be visible from the right-of-way. h. Trash Enclosure i. Trash enclosure will be screened with a CMU wall to match the buildings and a painted steel gate to match the building canopies. The enclosure is surrounded with large landscape areas. 2. Parking Lots a. The parking lot fronts the front property line. Extra landscaping islands have been provided. The yard area is completely screened from the right-of -way with the buildings and landscaping. 3. Pedestrian walkways and facilities a. A pedestrian path connecting the sidewalk connects to the office entry with landscape islands on both sides.
