The proposed use of a plumbing contractor’s office and warehouse is an allowed use. Adjacent properties are zoned “I-L”. The site area is 1.38 acres.  The required building setbacks are: o Front/Side/Rear: 0 ft. - Proposed: 10 feet o Streets: 35 ft. from street R.O.W. - Proposed 66 ft. o Landscape buffers abutting streets:  Local: 10 ft. - Proposed 10 ft.  Collector: 20 ft. - N/A  A 10-foot landscape buffer is proposed along the north, west, and south property lines.  Maximum Building Height: 50 feet - Proposed 20 ft.  Building Site Area Requirements: None  Building Density Formula: None  The site is vacant. Street improvement have been completed.
