POR VALUE RECEIVED, the receipt and sufficiency of which is hereby acknowledged, Oak
Leaf Development Company, Inc., and Idaho corporation, whose address is 7270 N Tree Haven
Place, Meridian, Idaho 83646 ("Grantor"), hereby conveys unto Rocknrarbor Church, Inc., an Idaho
corporation, whose address is 1608 N, Meridian Rd., Suite 125, Meridian, ID, 83642
("Grantee"), the following described real property, located in Ada County, Idaho, to wit:
See Exhibit A attached and incorporated into this Special Warranty Deed by this
reference (the "Property").
TOGETHER WITH all of Grantor's right, title and interest in and to all water rights associated
therewith, streets, alleys and rights of way adjacent thereto, all mineral rights appurtenant thereto, and all
and singular the tenements, hereditaments, and appurtenances thereunto belonging or in anywise
appertaining, the reversion and reversions, remainder and remainders, rents, issues, and profits thereof, if
any; and all estate, right, title, and interest in and to the Property, as well in law as in equity.
TO HAVE AND TO HOLD the Property with its appurtenances, if any, unto Grantee, its
successors, heirs, and assigns, forever.
AND GRANTOR hereby covenants with Grantee that: (a) Grantor owns the Property in fee
simple; (b) the Property is free from all encumbrances done, made, or suffered by Grantor except: (i)
general taxes and assessments not yet due and payable; (ii) all matters of record or appearing on the land;
and (iii) all matters made, done, or suffered by Grantee; and Grantor will warrant and defend the same
against all lawful claims of all persons claiming by, through or under Grantor, but none other.
