#405 Meridian Remodel - Narrative Letter from Architect_071921
July 19, 2021
RE: Maverik #405
3202 W Ustick Road
Meridian, Idaho 83646
To Whom It May Concern,
This letter is in regards to the requested narrative to demonstrate how the proposed modifications to
the above mentioned Maverik store adheres to the standards of the City of Meridian Architectural
Standards Manual and the Unified Development Code. The proposed exterior modifications include
repainting the building, new roofing, signage replacement, removal of outdated building elements and
refacing of the fuel canopy. All other building elements are existing to remain.
1. Maverik is planning to repaint the building to update per our current standards. The existing
colors are beige neutral tones, and the new colors are more grey neutral tones, but still in line
with the City of Meridian standards.
2. We are proposing to switch out the accent metal roofing and metal parapet cap from a forest
green to a more neutral dark bronze. The new color better ties to the current branding and fuel
canopy updates to provide a cohesive look throughout the site. An accent color, red, will be
used for the gutters, as to not dominate the color scheme.
3. Maverik intends to replace the existing site signage with new signage of the same size and
placement on site for the purposes of updating the site to our current brand standards with our
current logo. There are no plans to increase the amount of signage on site, but merely replace
existing.
4. The proposed scope includes removal of existing outdated gooseneck lighting and dentil
molding along the fascia. The intent is to clean up the building design to be a more cohesive
design versus being a mix of styles.
5. Finally, we plan on refacing the fuel canopy and canopy columns per our current brand
standards. In doing so, we believe the result will be a cleaner design and more cohesive with
the building, with consistent colors and materials.
Please refer to the attached elevations and finish schedule for additional detail on the proposed
changes. We believe that the planned alterations adhere to the standards of the City of Meridian and
will only enhance the aesthetics and customer experience at our site.
Sincerely,
Sarah Kovac
