Ten Mile Crossing Office Building 6 Material Narrative
The proposed “Office Building 6” at Ten Mile Crossing utilizes the following materials, as shown and referenced on the CZC elevations:
Concrete Masonry Veneer: Basalite #399 ground face, 4” x 16” nominal dimensions, located around the base of the building perimeter. This durable material grounds the building and provides
a durable pedestrian interface. Gray grout provides light contrast, and the wainscot is topped with a dark gray precast concrete cap.
Exterior Insulation and Finish System: Utilized as the primary opaque material, dark gray EIFS provides a consistent feel around the building, and frames storefront at the second and
third floor. A white band surrounds this frame, adding dimension. Light gray EIFS is used at the north stair tower. Expansion joints & reveals are used throughout as required and as
adds dimension to the façade, breaking the material plane.
Storefront and Curtain Wall: Clear-anodized aluminum storefront with high-performance glass, used throughout the building. Curtain wall is used in key locations to create interest and
aid wayfinding.
Metal Shading Device: Metal frame with shading mesh provides protection from solar exposure and adds dimension and variation to the building elevations.
ACM & canopy facia: Bonded aluminum panels used to frame the primary entrance. Smooth panels with joint reveals. Colors: white & dark gray.
Fiber Cement Rainscreen: High-density cementitious material in large panels provides a durable look and feel with regular reveals between panels. Color: Light gray.
Mechanical Screen: Fluted metal, painted light gray.
Trash & generator enclosure: Utilizes the dark gray concrete masonry material used around the base of the primary building. Gates are heavy duty metal-fabricated and are painted dark
gray or black to blend with the rest of the enclosure.
