This would include 8 buildings with 1-4 separate office units per building. There will be a parking area that will run around the buildings with a landscape buffer surrounding the parking lot. The property is large enough and can accommodate this use on it. These office units are for small and medium size businesses needing office space. This planned purpose is in harmony with the City of Meridians comprehensive plan and in accord with its requirements. On March 9th, 2021, we received approval for a Development Agreement modification for the above- mentioned use of the property. The original Development Agreement (AZ 14-007) was named the Sugarman subdivision and was approved on October 28th, 2014, between the city of Meridian and George Sugarman. The approved modifications to the existing Sugarman subdivision were to change the site plan to the office condos and to modify the landscape buffers. The landscape buffers need to be 15 feet on the north and east boundaries, 18-25 feet along the south and west boundaries to accommodate the best layout for the property. We believe that the design, construction, operation and maintenance will be compatible with other uses in the general neighborhood and with the intended character of the general vicinity and that such use will not adversely change the essential character nor adversely affect other property in the vicinity of the area. To help keep this intended character along the property boundaries we will create a solid hedge buffer on the west boundary and the south boundary. This will give a strong buffer once plants have matured. The essential public facilities already installed or available at the site are adequate to serve the proposed plan. Contractor shall verify all quantities.7.Contractor shall provide samples of compost andcompost mulch mix to the Owner's representative alongwith soil testing data.8.Excess soil from landscape grading to be removed anddisposed off-site by the Contractor.9.All plants shall be nursery grown or transplanted on siteand in accordance with The American Standard for NurseryStock latest edition.10.All plants shall be hardy under climatic conditions similarto those in the locality of the project.11.All plants shall be typical of their species or variety andshall have a normal growth habit. They shall be sound,healthy and vigorous, well balanced and densely foliatedwhen in leaf. They shall be free of disease and insectpests, eggs or larvae. Plants shall have healthy,well-developed root systems.12.Substitutions: when plants of a specified kind or size arenot available within a reasonable distance, substitutionsmay be made, upon request by the contractor, if approvedby the owner or their representative.13.Measurement: dimensions of trees and shrubs shallconform to The American Standard for Nursery Stocklatest edition.14.Size: all plants shall conform to the measurementsspecified on the plant material schedule unless authorized,in writing, by the owner or their representative.15.Balled plants shall be dug with firm, natural balls of earthof a diameter and depth to include most of the fibrousroots. Container grown stock shall have been grown in acontainer long enough for the root system to havesufficiently developed to hold its soil together firm andwhole. No plants shall be loose in the container or rootbound.16.Root balls and canopies of all plants shall be adequatelyprotected at all times from sun and drying winds or frost.17.The Owner or their representative shall be notified priorto beginning planting operations.18.Plants with broken root balls, excessive damage to thecrown, or girdling roots shall be replaced prior toplanting.19.Trees shall be staked and guy-wired, when required,according to accepted industry practice and details.20.Each newly planted tree and shrub shall be pruned inaccordance with The American Association of Nurserymenstandards or as directed by owner's representative topreserve the natural character of the plant. All deadwood, sucker, and broken or badly bruised branches shallbe removed.21.Mulch: immediately after planting operations arecompleted all trees and shrub planting pits shall becovered with a 2” layer of shredded decomposedhardwood mulch or other material approved by the owneror their representative. Mulch limits for trees shall be thearea of the pit; mulch limits for shrubs in beds shall be theentire area of the shrub bed.22.Planting soil for trees if native topsoil is not available shallconsist of 20% to 30% organic material mixed withexisting soil at a rate of 1/3 planting soil to 2/3 existingsoil for bedding plants.23.Planting soil for shrub beds consists of 100% mix soil withcompost from Nature's Way Resources or approved equal.24.Guarantee: all plant material shall be guaranteed by thecontractor no less than 90 days from the date ofinstallation. The Owner shall be responsible formaintenance unless otherwise agreed with theContractor. It shall be the Contractor's responsibility tomonitor the project during the guarantee period andinform the owner if problems develop with the plantmaterial. A plant shall be considered dead if 25% or moreof the crown, or main leader has died.25.All planting shall be at the locations indicated on thedrawings. The Contractor shall be responsible for plantingat the correct grades to ensure positive drainage, and forestablishing planting beds as indicated.26.Layout of planting: the contractor shall lay out, withidentifiable stakes, the location of all plants and thearrangement and outlines of planting beds as indicated ondrawing. The layout of planting shall be approved by theproject representative prior to any excavation of plantpits or plant beds.27.Conditions detrimental to plants: The contractor shallnotify the project representative, in writing, of all soil ordrainage conditions which the contractor considersdetrimental to the growth of plants. The contractor shallstate the conditions and submit a proposal for correctingthe conditions, including any change in cost for review andacceptance by the project representative.28.Minor adjustment to tree location may be necessary dueto field conditions and final grading.
