SPECIAL WARRANTY DEED
THIS INDENTURE is made as of August 1 L0 2020, by KUNA VICTORY, LLC, an
Idaho limited liability company, the "Grantor", to YICK YEE FAMILY COMPANY, LLP, an
Idaho limited liability partnership whose mailing address is 4393 Silver Leaf Ext., Emmett, ID
83617, the "Grantee".
WITNESSETH:
That the Grantor, for and in consideration of the sum of TEN DOLLARS ($10.00) lawful
money of the United States of America, and other good and valuable consideration, to the Grantor
in hand paid by the Grantee, the receipt whereof is hereby acknowledged, has granted, bargained,
sold, and by these presents does grant, bargain, sell, convey and confirm unto the Grantee, and to
the Grantee's successors and assigns forever, all of the following described real property in the
County of Ada, State of Idaho, to -wit:

TOGETHER WITH the tenements, hereditaments and appurtenances thereunto belonging
or in anywise appertaining, and any reversions, remainders, rents, issues and profits therefrom;
and all estate, right, title and interest in and to the property, as well in law as in equity, of the
Grantor.
SUBJECT TO all real property taxes and assessments; all matters of record; all claims to
water, mineral, drilling and mining rights; all zoning and building codes, ordinances and other
laws; all encroachments, gaps, gores, overlaps, boundary conflicts, shortages in area, claims of
easements and other rights, claims and matters that would be disclosed by a thorough inspection
or an accurate and complete survey.
TO HAVE AND TO HOLD the property and the appurtenances unto the Grantee, and to
the Grantee's successors and assigns forever. The Grantor and the Grantor's successors shall
warrant and defend the property in the quiet and peaceable possession of the Grantee and the
Grantee's successors and assigns, against all acts of the Grantor and no other, subject to the matters
set forth above.
In construing this deed and where the context so requires, the singular includes the plural.

This parcel is situated in Government Lot 4 of Section 19, Township 3 North, Range 1 East of
the Boise Meridian, City of Meridian, Ada County, Idaho, being a portion of Lots 1 and 2, Block
1, Mussell Corner Subdivision, on file in Book 95 of Plats, pages 11624-11626, also being a
portion of Parcel A of Record of Survey Property Boundary Adjustment No. 8699, records of
Ada County, Idaho, more particularly described as follows:
Commencing at the Southwest corner of said Government Lot 4; thence along the West
boundary of said Government Lot 4;
1) N. 00°38'36" E., 725.70 feet; thence leaving said West boundary
2) S. 89-31'23" E., 70.00 feet to a point on the West boundary of said Lot 1, being coincident
with the East right of way of S. Kuna-Meridian Road as it now exists and being the POINT OF
BEGINNING; thence leaving said West boundary
