Alan, The steel plate wainscot is distressed and the color will vary it will look something like this: It is darker than the white panels above on the east side. The important question to ask is why must it be darker? The intent of the design standard requirement of the wainscot being darker is to visually separate the two materials, create visual contrast, and most importantly anchorthe building. That being understood, the plate wainscot colors will offset and complement the prefab panels above on the north but will be in a similar color range. The color variantsin the steel plate will indeed offset the solid color above and be visually interesting. The use of the steel plates has a more sophisticated purpose than just providing different materials or satisfying the color variation requirement. The steel plate has 'gravitas', being tactically heavy and solid to everyone who sees it. Hi Alan, Thanks for the quick turnaround. The engineer is working on the photometric. I will send over what the intent is for the North elevation modulation shortly. The steel wall panels MP-4 (Plates with welded seams and exposed bolts) are set low below the upper metal wall panels in a wainscot configuration. The Steel wallpanels are custom made (Not prefabricated steel panels). Because they are not pre-fabricated, the intended use is a field material. The Nichiha panels are Fiber cement panels (Same as Hardi Plank siding) so they are not untextured concrete. The intended use of this material is a field material. As I mentioned in my previous email, there are prohibitions on smooth block face, un-textured concrete panels and prefabricated steel panels. The majority of the north elevation is called out as MP-3 – horizontal metal wall panels. Untextured concrete panels and prefabricated steel panels are prohibited as field materials for building façades, except when used with a minimum of two other qualifying field materials (more than 20% of the façade material) and meeting all other standard fenestration and material requirements. Also, please provide more details on the Nichiha Panel, Matte Finish, Smooth. Is this actually smoot? Please provide and example or link to the actual material. The landscape plan and site plan does not reflect wheel stops. 6. UDC 11-3B-5 states lawn and turf areas shall not comprise more than fifty (50) percent of the total landscaped areas and shall consist of water conserving grasses, including, but not limited to, buffalo grass, blue gamma grass, compact fescue, zerilawn, and/or rhyzomotuous tall fescue. It appears this is exceeded given the landscape buffer along S. Locust Grove Rd. This could be remedied with combinations of shrubs, perennials, and mulch. 7. An Architectural Standards Manual (ASM) Checklist is required to be submitted with design review. Staff has included one with this email, including some staff comments and questions. Staff is unsure the proposed building elevations meet all ASM requirements. For example: a. It appears roof variation is not met on the north elevation. b. Does the north elevation contain at least two architectural features that are pedestrian scale? c. Is sufficient modulation provided on the north elevation? d. It appears there is not at least 30% of an accent material (such as wainscoting) along the bottom of the building. e. In addition, there is supposed to be an additional accent material(s) on the first floor. f. The 30% total fenestration AREA might not be met on the north elevation. g. The exterior finish schedule indicates metal wall panels as the primary field materials. Please note there are prohibitions on smooth block face, untextured concrete panels and prefabricated steel panels. Please provide additional information on these materials. Please refer to staff’s comments on the included ASM checklist, revise the elevations accordingly as well as submit a completed checklist.
