PZ - Applicant's Response to Staff Report and Planners Response 7-1 Charlene Way From:Sonya Allen Sent:Tuesday, June 29, 2021 9:21 AM To:Marla Carson Cc:Adrienne Weatherly; Charlene Way; Chris Johnson; Bill Parsons Subject:RE: Da Vinci Park Drive-Through CUP H-2021-0037 Staff Recommendation to Commission Marla, You can request the change but Staff can’t support the request because there isn’t enough room spatially for the one- way drive aisle to access the parking/escape lane and the stacking lane for the drive-through. There appears to only be 18’ from the back edge of the street buffer to the end of the parking stall; a minimum 13’ wide drive aisle is required for access to the parking stalls/escape lane, which only leaves 5’ for the stacking lane which isn’t adequate. You could possibly do a couple of parallel stalls (9’ x 23’). Sonya, The owner would like to request that we retain the (5) northern parking spaces as employee parking. Although the parking requirement is 2 for our square footage, we do think that there could be up to 5 employees and we could see customers coming and staying for a few hours as coffee shops often encourage hanging out. May I request that this condition be revised during the hearing?
