Dear Mr. Parsons:
Attached to this letter is a CZC application for Phase 2 of the Southridge Apartments. This application
includes parcel S1223212615.
This property was annexed and zoned under application AZ-06-031 (DA#107074205). Other previous
applications include PP-06-031; PBA-08-014; RZ-11-002; PBA-14-012; A-2017-0267; MDA-15-010
(#111099621); and Conditional Use Permit H-2017-0077.
The total project consists of 14.49 acres, zoned R-15. The development includes two phases of
construction. The first phase included the clubhouse, pool 1, approximately half of the apartment units
and associated parking/asphalt areas. The second phase includes the balance of the development.
Phase 2 of the Southridge Apartments will develop from the east and move west and consists of 14.49
acres. The Design Review application for the buildings will be processed separately.
The amenities provided with Phase 2 of the development include:

• Open space: 1 open space a minimum of 50' x 100'
Phase 1 amenities include:
• Open space: 2 open space a minimum of 50' x 100'
• Clubhouse and 2nd pool
• Fitness facilities within the clubhouse

In addition, Phase 1 includes a property management office and maintenance storage area included
with the clubhouse. Mailboxes are centrally located at the clubhouse, and a directory of the
development is located at the main entrance off S. Grandfork Way.

This phase is accessed through extension of Phase 1 streets. The main access for Phase 1 is along S.
Grand Fork Way. All driveways within the development will be private.
Republic Storage has reviewed approved the trash enclosure locations. This approval is on file with
Southridge Apartments Phase 2.
Platting is not required or planned.
