Dear Planning Staff,
The owner of the property located at 3336 N. Meridian Rd is proposing the new construction of
an approximately 5,800 s.f. single story residential care facility.The purpose of this request is to reduce
the 20' landscape buffer to 10'along the North property line.
The owner discussed the buffer with the HOA for the development and concluded that the
original 20' buffer was intended for commercial uses. The proposed 10' buffer would be acceptable for
the proposed residential use. Please see the attached email from the HOA.
The proposed landscape plan would include 11 deciduous trees in the Northern buffer giving us
an approximate spacing of 12.5' between trees. As additional justification the proposed Northern
landscape buffer would exceed city requirements by almost three times the required amount. This buffer
would also include a maintained lawn. In addition there is an existing 6'wood fence abutting the property
to the North.
Considering the proposed residential use,the HOA acceptance of the proposed buffer,and the
additional trees that exceed the City of Meridian Unified Development Code Title 11 article B(11-313-9)
requirements the proposed project will be adequately screened per the code.

Beau, after speaking with Dave Evans I understand you've proposed a building footprint within the 20'
planting strip per the Development Agreement of Settlers Crossing Business Park @3336 N Meridian
Road. As the declarant and original developer of this business park, and given the proposed use of
your building, we don't have a problem with this provided the city approves and the building remains
within the building setback per the zoning code.
