Annexation & Rezone This application requests to annex 1.36 acres to the City of Meridian. The annexation parcels include R70390000300 and a portion of parcel R7039000005. The parcels are within the City of Meridian area of impact. They are currently zoned R1 in Ada County. The application proposed to rezone the annexed parcels to R-40. Additionally, in order to make all of the Heron Village property the same zoning designation, we are including a portion of the Phase 1 property that is currently C-G to R-40. The total rezone area is 5.54 acres. Conditional Use Modification This application requests approval to expand Heron Village(CUP 12-021)to the east. The Phase 2 expansion consists of 36 apartment units in two multi-family buildings, parking, and open space on 1.36 acres. Heron Village is bounded by E. Blue Heron Lane to the north, north of Blue Heron Lane is the Heronbrook Townhomes, zoned R-40;to the west is N. Meridian Road;to the south is Aspen Hills Apartments, zoned R- 40; and to the east is Meridian Meat Packers, zoned M2 and R1 in Ada County. The expansion of the Heron Heron Village Apartments is consistent with the existing development in the vicinity.
