Revised architecturalFrom:Alan Tiefenbach To:"Cassandra Shafer" Cc:Jeff Likes Subject:RE: Support Works CZC at 368 E. Franklin Rd Date:Tuesday, March 9, 2021 9:30:00 AM Cassandra,   I think what you are doing here is much closer to what the ASM requires.   The steel wood textured siding batton board should work great. It’s great that you are doing some directional changes in the “lap siding”.   In regard to the metal zincalume siding, the ASM states “Untextured concrete panels and prefabricated steel panels are prohibited as field materials for building façades, except when used with a minimum of two other qualifying field materials and meeting all other standard fenestration and material requirements.”   Field material means:   Materials or colors used for at least 20% of applicable façade elevations, excluding all fenestration area. See color and fenestration definitions. There is no limit on number of field materials provided other coverage requirements are met. Accent materials in excess of minimum requirements, which meet required area in total, may count as a field material. Visible roofing material meeting all other material and roof standards, including elevation area requirements, may count as a field material. See also Fenestration definition.   It looks like the zinc is probably more than 20%, so you will need to give me confirmation that there are at least two other materials types of at least 20% on each elevation.   Please indicate what the horizontal stripe is midway on the south elevation.   Could you add one of those blue canopies on the northern elevation?   WAY better on the rooflines on the east and west!   Please submit revised COLOR elevations.         Alan Tiefenbach | Current Associate Planner City of Meridian | Community Development Dept. 33 E. Broadway Ave., Ste. 102, Meridian, Idaho 83642 Phone: 208-489-0573 | Fax: 208-489-0571 Built for Business, Designed for Living   From: Cassandra Shafer <CassandraS@alcarchitecture.com>  Sent: Monday, March 8, 2021 10:15 AM To: Alan Tiefenbach <atiefenbach@meridiancity.org> Cc: Jeff Likes <Jeff@alcarchitecture.com> Subject: Support Works CZC at 368 E. Franklin Rd   External Sender - Please use caution with links or attachments. Hi Alan,   Please see the attached revised elevation and floor plan. We would like to know if the material changes and jogging exterior walls, and roofline revision will suffice before we color this for resubmittal.   Thank you,   1. Please describe the use and how the use will occur. 2. Per UDC 11-3A-3, access will be required to the west and the north. This is because this area has a high potential for future redevelopment. According to the site plan and landscape plan, it does indicate cross access is reflected to the west, but not to the north. Please revise the site plan and landscape plan to reflect access to the north, and submit a recorded cross access agreement. Site plan will be revised to show access. 3. Is any outdoor lighting proposed with this development? If so, a lighting plan may be required per UDC 11-3A-11. Outdoor lighting for parking lot and exterior lighting at building exterior walls has been proposed. A lighting plan will be deferred until construction document phases under the scope of an electrical engineer. 4. The parking requirements for this zone district is one space per 500 sq. ft. of GFA. With an approximately 15,880 sq ft building, this amounts to 32 parking spaces. 31 are indicated. The parking lot will be revised. 5. The southern portion of this building will be highly visible from E. Franklin Rd. This area is recommended to eventually transition to Old-Town, and this development will contribute to the design precedent for future development. Also, as cross access is being required to the west and north, it is expected these properties will be redeveloped and the north and west elevations of the proposed building will be more visible. Staff is less concerned with the eastern elevation, although we believe additional landscaping should be incorporated along the east side of the building. Staff has listed all the ASM standards we are unsure are met below, but to summarize, staff recommends the applicant consider the following:   a. A significant amount of painted metal is being proposed whereas the ASM does not allow steel panels as a field material except when used with a minimum of two other qualifying field materials and meeting all other standard fenestration and material requirements.  (5.1I). The applicant should consider options such as hardie board lap siding, finished material over the metal such as stucco or rock or incorporating additional field materials into the design. Exterior materials have been revised to steel, wood textured siding. b. The southern elevation in particular should contain additional architectural features such as canopies, awnings, window treatments and additional change in field materials and accent materials. Additional change in field materials + materials revised to steel, wood textured siding. c. The east and west rooflines exceed 50’ in length, whereas they are to be varied and broken up (ASM 3.4B and 34.C). Building floor plan has been jogged, and center potion of main building has been raised to show additional roofline. d. There should be additional windows or other type of fenestration alternative on the northern elevation, as well as additional awnings, canopies, and / or accents. Windows + additional change in material direction has been incorporated.     Cassie Shafer 1119 E. State. St. Ste. 120 Eagle, Idaho 83616 ph: 208.514.2713  em: CassandraS@ALCArchitecture.com       REF. 30/72 LEAP 24/4830/72LEAP24/4830/72 LEAP 24/4830/72LEAP24/4830/72LEAP24/48 30/72LEAP24/4830/72LEAP30/72LEAPFDU/48FDU/48FDU/48FDU/48FDU/48FDU/48CAPGCCAPDHCAPQTCAPMCCAPMGCAPPN CAPGCCAPDHCAPQTCAPMCCAPMGCAPPN CAPGCCAPDHCAPQTCAPMCCAPMGCAPPNCAPGCCAPDHCAPQTCAPMCCAPMGCAPPN CAPGCCAPDHCAPQTCAPMCCAPMGCAPPN 30/72 LEAP 24/4830/72LEAP24/48MODELNUMBERTRADENAMEPRODUCTMATERIAL MODELNUMBERTRADENAMEPRODUCTMATERIAL MODELNUMBERTRADENAMEPRODUCTMATERIAL UPSCALE:1/4"=1'-0"FLOOR PLANWAREHOUSEBUILDING80'x125'10,000 S.F. +- 2 STORY OFFICEBUILDING70'-8"x42'-8"6,030 +-THIS DRAWING CONTAINS INFORMATION WHICH IS THE PROPRIETARY PROPERTY OF ALCARCHITECTURE.
