Broadway Ave., Suite 210 Meridian, Idaho 83642 DATE: April 20, 2021 RE: Creason Creek Subdivision No 3 (Short Plat) On behalf of CS2, LLC, we are submitting this Short Plat application for Creason Creek Subdivision No 3. The site is .403 acres in size and located at the southwest corner of W. Lowery Street and NW 13t' Street, Meridian, Idaho. We are proposing to develop 2 single family lots. The property is currently zoned R-8. The gross density for the project is 4.9 dwelling units per acre. Uses and zoning surrounding the site are; Southwick Sub. to the east zoned R-4, Meridian Park Sub. #1 to the south and west zoned R-4, and Creason Creek Sub. to the north zoned R-8. Existing frontage to the site is NW IP Street. All utilities are available to the site. NW 13t' Street is a public street. Pressurized irrigation is existing from the Nampa-Meridian Irrigation District. No landscaping is being proposed other than the landscaping that will be installed as a part of the future building permits. Drainage for the project will be retained on site with the use of drainage trenches and seepage beds as required by The City. Design and locations are being submitted as a part of this application for approval by the City Engineer. Statements of conformance: Development of this subdivision will be in conformance with all requirements and provisions of the UDC. Development of this subdivision will be in conformance with acceptable engineering, architectural and surveying practices and local standards. There are no existing structures on the site.
