Wildwood St. Boise, Idaho 83713 Ph (208) 353-0734 Date: May 24, 2021 Re: AI Meridian Bldg. #326 Dear Planning Department, This letter is regarding Adler Industrial Building #326 project for a Design Review Alternative Compliance / Exception letter. Per UDC-3A-19.B.3 (Parking Lots), for properties greater than two (2) acres in size, no more than fifty (50) percent of the total off street parking area for the site shall be located between building facades and abutting streets.  More than 50% off the off street parking is located in front of this building. Alternative Compliance will need to be applied for. We are requesting an Alternative Compliance for this project with regards to the 50% parking or more located in front of this building. We are showing landscape islands every 10th stall instead of the max. allowed every 12th stall. We are also showing additional landscaping both along Lanark Street and N Truckee Ave. With the additional landscape islands and landscaping this will help soften and mitigate the visual effect of a large expanse of asphalt in the parking lot. We are also showing planter islands around the sides which also help mitigate the asphalt.  We feel with these additional landscape islands, they will help the visual look of the building and also helps to reduce summer heat gain in parking areas and define pedestrian ways. We hope this project will be acceptable to the planning department. We feel that this new building will add to the quality of architecture and distinctiveness of the area, also fit the needs of the owners.
