Wildwood St. Boise, Idaho 83713 Ph (208) 353-0734 Date: May 7, 2021 Re: AI Meridian Bldg. #326 Dear Planning Department, This letter is regarding Adler Industrial Building #326 project for a Design Review. The owners are looking at constructing a new, 67,500 sq. ft. flex building. This building will be intended to have future tenants, we are expecting the tenants to be warehouse and small office use type tenants. The building itself will consist of Tilt-Up Concrete walls painted with a text coat finish over a light textured base. The building will have accent colors to enhance the look of the building. We feel these accent colors help reduce the scale of the building and vary in height along the length of the building for additional interest. Aluminum storefront window systems vary in height across the building to provide visual interest. The design team has incorporated canopies and varying fenestration patterns which are meeting the requirement of ASM 2.3A of the City code. HVAC units will be located on the roof and be screened by the parapet walls of the building. Parapet wall elevations vary from 24” and corresponds to changes in wall plane. These parapets are capped with a continuous metal coping cap over the light textured Tex-cote wall. The roof itself is a standing seam metal roof, white in color. The South side of the building and East & West sides is where the elevations takes advantage of variations in height and variation in the wall plane to provide aesthetic interest in the elevations. Every effort has been made to articulate the building every 50 feet, but due to the overall length of the building and the type of tenants the owner is looking for the owner is requesting a Design Review Standards Exception to ASM 3.1B to have the rear of the building that is 100 feet long or longer with no articulation, where the dock level doors occur. This provides balance to the building and provides visual interest to interior units of the building which are typically more difficult to lease than corner units. At the front of the building, we have modulation at the fenestration areas but then flatten the wall plane to maximize potential interior racking layout and industrial uses. The North elevation has no modulation to accommodate the truck dock facilities. We have shown landscaping to enhance the building design which will be consistent with good practices and will have a variety of plant materials. The landscape plan will have similar soft and hard surfaces as the existing surrounding buildings. 1891 N. All wall mounted exterior light fixtures which will transmit the light downward towards the parking only. We hope this project will be acceptable to the planning department.
