Another neighborhood meeting is required. • A conditional use permit is required for a drive-thru establishment within 300'of a residence&residential use • Compliance with the specific use standards listed in UDC 11-4-3-11: Drive-Through Establishment is required • Hours of operation are restricted to 6:00 am to 10:00 pm in the C-N district per UDC 11-26-36 • Comply with the dimensional standards listed in UDC Table 11-213-3 for the C-N district • Off-street parking &bicycle parking is required per the standards listed in UDC 11-3C-5 and 11-3C-6B.1 (1 vehicle space per 500 s.f. of gross floor area& 1 bicycle space per 25 vehicle spaces) • Site&building design are required to comply with the structure&site design standards listed in UDC 11-3A-19 and the design standards in the Architectural Standards Manual—submit site plan &building elevations that comply with these standards • Per the DA, some of the same design elements shall be incorporated in the commercial portion of the development as in the residential portion. The DA modification requires Council approval prior to submittal of the CUP application, which requires Commission approval. Submit a revised site plan for Staff review prior to application submittal Note:A Traffic Impact Study(TIS) will be required by ACHD for large commercial projects and any residential development with over 100 units. To avoid unnecessary delays&expedite the hearing process, applicants are encouraged to submit the TIS to ACHD prior to submitting their application to the City. Not having ACHD comments and/or conditions on large projects may delay hearing(s)at the City.
