Our team has appreciated working with you. We have reviewed the Staff Report and agree with the proposed conditions of approval with a minor tweak. As discussed, we would like to see some minor changes to the condition related to the use of the northernmost parcel, which is being reserved for future commercial use. Because there will be parking and other joint facilities in this area, the condition should be modified. We also believe a few additional clarifications to this condition would be beneficial, such that the condition would read, as follows: "Future development of the northernmost property (1873 S. Wells Avenue; Parcel # R3238510240) shall NOT include any multi family development and shall be limited to commercial uses (including vertically integrated development) unless a future Ike application is eppliedfe made to allow singie -GP4•,dive"ngs residential development. The foregoing shall not preclude joint use facilities, including parking areas, to be used by the subject property and Parcel R3238510240.
