Sonya, We don’t have an exhibit showing phasing but here is a description of the phasing that my client has given me, with this type of project it is really important to maintain flexibility when market conditions change so we can’t do the type of phasing plan that we would see on a residential subdivision. Here is the description of the phasing: Multi family clubhouse and flats/Townhomes would start first, along with all infrastructure. Upon completion of the last slab of Multifamily we start the 4 story multifamily. Lastly we would improve the commercial as tenants would commit. Thanks! We are currently showing three restaurants with drive-thrus on our concept plan but we want to maintain some flexibility with the entitlements associated with the annexation and rezone. Will the top 2 stories be residential or a mix of office/residential? – The vertically mixed use buildings will be marketed primarily to retail uses for the ground floor although its possible there may be some service commercial like an optical shop, salon, insurance, etc. We don’t anticipate general office being located in these buildings. Are all of the office/financial/retail buildings facing Ten Mile & Franklin proposed to be single-story? – The finance building and all pad retail buildings on Franklin and 10 Mile Road are currently proposed as single story but the office buildings on Franklin are proposed as 2 story.
