Addressing Plan Review Notes Terri Ricks I see no issues with addressing on this project. As
mentioned by MFD, signage in the development indicating
building locations, number and letter identifier placement on
buildings and units are critical for emergency response.
Floodplain Review Notes Jason Korn Project lies outside of floodplain. Floodplain contained in
NMID easement.
MFD Plan Review Notes Joe Bongiorno There needs to be an access from the east. The one way in
from the west is not enough. Jon and I spoke about it.
MPD Plan Review Notes Scott Colaianni It appears to me that these units have climate-controlled
hallways (not garden style)with controlled access entry
points? If that is the case you will be required to plan for
emergency police access into each building entry point using
a multi-technology keypad. This will allow police access, if
there is an emergency, into the building if someone isn't able
to come to the door to allow police entrance.
Without it, police would have to breach the door to gain
access which isn't ideal for anyone and delays our response.
This would be the same type of product that has been
installed at the Ten-Mile Lofts and the Bri at the Village.
Police will have their own access code (same for each
building)to use in an emergency.
In addition, all buildings must have numbers (or letters)
displayed prominently so police, fire and paramedics can
quickly find a building number and unit number day or night.
Have someone take a look at the lighting package to ensure
this will be covered. Finally, placing wayfinding signs for the
whole complex at each entrance.
Parks Plan Review Notes Kimberly Warren Pathway already constructed along S side of Ten Mile Creek
in this area. No additional pathway requirements for this
project.
Planning Review Notes * Comply with terms of DA& design guidelines/standards in
effect at the time of application submittal.
* Proposed development plan isn't consistent w/concept plan
approved for TM Creek in DA- proceed at your own risk
(won't schedule a hearing for this until Council acts on
pending MDA application).
* Recommend rezoning TN-C portion to C-G for same
overall zoning (vertically integrated residential is permitted in
C-G)
* CUP for MFR development in C-G (permitted in TN-C);
* Comply with UDC 11-4-3-27 (Multi-Family Development) &
11-4-3-41 (vertically integrated residential project)-apply for
ALT to private open space standards in UDC 11-4-3-27B.3
* Comply w/dimensional standards in UDC Table 11-213-3 for
C-G district& 11-2D-5 for TN-C district (if applicable)
* Property boundary adjustment to consolidate lots once
eastern portion of property is subdivided

Wastewater Plan Review Notes Tyson Glock • Multiple services and sewer mains going into this project
area. Any not used shall be abandoned at the main.
• Proposed flow is 7,000 gpd greater then Master Plan.
However, capacity is available at this time.
• Ensure no permanent structures (buildings, carports, trash
receptacle walls, fences, infiltration trenches, light poles,
etc.) are built within the utility easement.
Water Plan Review Notes Kyle Radek No issues with CUP. Water plan must be reviewed by
