Narrative April 27, 2021 To: City of Meridian, Planning Division From: Jerrod Wallgren, Project Architect JGT Architecture 1212 12th Avenue South Nampa, ID 83651 RE: Design Narrative for proposed patio expansion at Beef “O” Brady’s Dear Planning Staff, The attached application materials are for a Design Review and Certificate of Zoning Compliance for an expansion of the existing patio and the addition of a decorative trellis at the existing Beef “O” Brady’s restaurant within the existing strip retail center at 1505 Eagle Road, near Overland. Due to the developments in public health over the last year of battling a pandemic, the need for outdoor space, particularly in restaurants has increased. The applicant for this project is proposing to expand the size of the existing outdoor patio by about 30 percent, and install a decorative trellis to better define the location of the patio. A patio with a full roof is desirable but not possible due to fire protection requirements that are not practical. Instead the applicant is proposing just a trellis system with open beams that will serve as a way to visually highlight the space, and serve as a structure upon which to hang items like hanging planters and/ or misters during hot weather. The scope also includes replacement of the existing deteriorating metal railing around the perimeter of the patio.
