RE: ADVANCED SIGNS PARKING ALTERNATIVE COMPLIANCE REQUEST
Alan,
The Meridian Zoning Ordinance, section 11-3A-19 (Structure and site design standards) states for properties greater than two
(2) acres in size, no more than fifty (50) percent of the total off street parking area for the site shall be located between
building facades and abutting streets. For the proposed project all the proposed parking is located between the building
facade and abutting streets.
In response to the comment above received during our CZC / DR applications, Hill Buildings LLC would like to request an
Alternative Compliance per section 11-5B-5.2.C for reasons of safety considerations. This project is in an industrial use in an
industrial zone and as such will have a significant amount of truck traffic accessing the site for receiving raw material deliveries
and shipping finished products out. As such the site has been designed to separate the employee / visitor vehicle traffic from
the truck traffic around the site for safety reasons allowing the trucks to complete their routes without having to encounter
parking traffic. As such the west and south sides are set up for the truck activity and the east and north sides are dedicated to
the auto parking areas and drives. To be compliant with the ordinance at least half of the parking would have to be relocated
to the truck maneuvering areas and this would create the opportunity for accidents between trucks and autos and walking
employees approaching the building. We feel that it is more appropriate to have the parking areas visible from the streets than
it is to have the truck activities visible from the street. For these reasons we are requesting that the parking be allowed to remain
only on the east and north sides of the building. In an effort to better screen some of the large parking area an additional 10’
wide landscape island running east/west has been added to the center of the parking area adjacent to Lanark in an attempt to
soften the appearance of the parking lot, exceeding the landscape requirements of the zone. This modification can be seen on
the revised site and landscape plans provided with the comment responses of our CZC/DR application.
