Narrative March 15, 2021 Re: Certificate of Zoning Compliance for Land Ocean Dear Planner : Thank you, for the opportunity to present our request for Certificate of Zoning Compliance for Land Ocean. The Land Ocean wishes to occupy the building located at 2902 North Eagle Road, Meridian and plans to complete a tenant improvement project once approval of our Certificate of Zoning Compliance is granted. The building / property has hosted a number of restaurants in the past, most recently home to a sports bar and grill named Pinnacle Sports Grill. The previous tenant has since been vacated for some time. The current building design is highly characteristic of sports grill with large red canvas canopies over the entry and side windows facing Eagle Road. The proposed improvement will be to remove these canopies and replace them with a more industrial look with corrugated metal awnings. As for the brick veneer exterior, it is currently a reddish/orange color which is not very compatible with the Land Ocean locations in other locations. Other Land Ocean restaurants include an industrial/fire steakhouse appearance to them with rectangular signage and exterior elements as well as a black/grey/weathered wood color palette. In order to achieve this aesthetic, we plan to incorporate weathered wood accents over the cement plaster siding up high behind proposed restaurant signage. We also plan to paint existing brick veneer a dark grey and cover the top of existing arched windows on the exterior with square metal panels. Below these panels will be the Land Ocean signature weathered wood louvers which adds some texture and depth to the elevations and provides some privacy to customers just inside those windows. These architectural elements help accentuate the clean simple interior design elements planned for the tenant improvement. The tenant improvement will not be adding any square footage to the existing building. Rather, the interior space will be modernized with wood slat ceilings and updated wall finishes to suite the style of previous Land Ocean restaurants. The property is provided with (2) vehicle access points, and (1) pedestrian access point. Vehicular access is from the larger parking lot of the commercial complex. Pedestrian access is off of existing Eagle Road sidewalk. Existing parking is proposed to remain as is. We intend to leave all existing access points as is. The existing trash receptacles are screened with a typical split face concrete block enclosure located at the Southeast corner of the property with enough access space for pickup. We have not provided a detailed landscape plan as we do not anticipate making any landscape improvements to the property as part of this application.
