PZ - Narrative addendum 5-6 Addendum I In an effort to further decrease the possibility of congestion and traffic issues with the use of our facility, we propose an additional reduction in maximum capacity to 400 persons until such a time as a permanent cross parking agreement can be created, or an additional improved permanent parking area can be provided to accommodate the requested 3:1 parking ratio. This requested capacity is only modestly higher than the exact number of a 3:1 ratio. In discussions with representatives of the Wadsworth group, they do not know the exact usages or occupancies of the future tenants in the sites. However, they have agreed to allow temporary parking in the unimproved areas of the sites, where a temporary use permit can be obtained to support this use. Once improved with contracted tenants, the improved sites will provide anywhere from 40-70 more permanent parking spaces, significantly exceeding the requested 3:1 ratio. Because the occupancy number is lower than the previously discussed fire code number of 700 persons, we have separately created a ride sharing plan as well as a safety plan that includes a "Good Neighbor" policy in order to vigilantly self-enforce the capacity number without the need for external enforcement from either city officials or law enforcement personnel. These plans outline the ability of promoting the use of ride sharing or car pooling services in order to reduce the possibility of any parking congestion before the situation arises. Referencing the safety plan, once a threshold of capacity is reached, we will automatically initiate efforts to mitigate adverse impacts from parking ingress/egress.
