Additional Meeting Notes:
• The subject property is zoned R-4.Within the R-4 zone district, a conditional use is required for an educational institution.
• Staff has been unable to find a previous conditional use approval on the subject property. Therefore, in order to complete the
addition, a conditional use permit(CUP)will be required.
• Staff recommends the applicant plan 10-20 years in the future and include this in the conditional use to allow administrative
approvals for future projects.
• Conditional use permits are required to go to the Planning Commission in a public hearing.
• The conditional use review will only include the new addition (and future improvements) but the applicant should submit the
existing square footage,the proposed additional square footage, number of parking spaces, and whether any parking or
landscaping will be removed as part of the expansion.
• As part of the CUP,the applicant should submit a site plan showing existing and proposed improvements, proposed building
elevations, and a detailed narrative explaining the project.
• Following the CUP, a Certificate of Zoning Compliance (CZC)with Design Review(DES) is required prior to building permit.
• In order to make this process as expeditious as possible. Staff can review the design of the proposed concurrently with the CUP.
• If any landscaping is removed as part of this expansion, it may need to be mitigated with landscaping in another area. Please
