The existing structure to be renovated consists of a 1,550 s.f. basement and a 2,239 s.f. first floor, and a new addition of 2,600 daylight basement for a total of 6,389 s.f. The project site is 37,766 s.f. (0.87 acres), and the improvements will include paving, concrete slabs and sidewalks, and landscaping. Site Access - Vehicular ingress and egress of the site will be via East Franklin Road. Pedestrian Walks – A sidewalk exist along the south portion of the site along East Franklin Road. New sidewalks will be added one connecting the existing sidewalk to the main building entrance and the other from the accessible parking on the west side of the site to the main building entrance. Building Orientation and Layout - The existing building is centrally located on the southern portion of the site with the new addition proposed on the north side of the existing building. The main entrance is on the south elevation facing East Franklin Road. Parking - The lot has 13 parking spaces, including two accessible spaces, one near the main entry and the other on the north near the addition. The main parking areas are located on the northern portion of the site and are screened from East Franklin Road by the existing building and addition. Parking spaces are broken up with landscape, a concrete masonry trash enclosure is located in the northwestern portion of the developed area, and is integrated into the lot and the surrounding landscape areas. Landscaping - The proposed site will have approximately 21,605 s.f. of landscaping. It will be a mix of lawn areas, planters with trees and shrubs, and existing vegetation conditions to remain on the outmost norther part of the site. See attached Landscape Plan. Architectural Character – The existing building is metal frame construction with the addition of CMU block. The finishes consist of stone veneer, stucco and prefinished metal siding and trim. The overall design of the building features multiple architectural components rendered in a variety of textures and colors, which will provide visual interest and architectural character, while minimizing flat surfaces and large featureless masses. A large aluminum storefront window system and metal awning delineate the main entrance of the building. Facades – Most of the facades, which are visible by East Franklin Road, feature numerous windows, articulated masses – which are supported by changing roof lines. The various building masses feature a variation of stone- veneer, stucco, and prefinished metal siding. All windows and doors are anodized aluminum frame storefront system. Primary Entrance - The primary entrance is at the south elevation of the structure, and is visible from the East Franklin Road. The height of the parapet walls varies, as shown on elevations. Color & Texture Variations- See attached exterior building elevations. Mechanical Equipment - The project will have roof top mechanical units, screened by the roof parapet walls. Mechanical units are placed close to the center of the roof, completely screened from view. Materials - The structure is proposed to be a mix of stucco, prefinished metal siding, and stone veneer accents. See attached exterior building elevations and Building views. Signs and Lighting - The building as proposed will have a main sign above the entry; see attached elevations for location and approximate size. The area adjacent to the building will be lit with wall mounted and recessed (at main entrance) exterior LED fixtures.
