Broadway Meridian, ID 83642 Re: Design Review Narrative Letter Cohesive Design: The building has vertical connections to the ground through use of a 3'-0" wainscotting. There are horizontal and vertical divisions in the walls planes throughout the facade on all sides. Fenestration is 30% of the first floor facade. Roof elements include a hip roof at the second floor and shed roofs at the first floor entry and rear exit. Additional building breaks have been added through color revisions and the additional pilaster to the west elevation. The colors have been modified to include a unified base color that anchors the building. The wainscot is a stucco sage green colored shade called "Clary Sage". Building Scale: The facade has a variety of elements that break up the building. There are pilasters, wainscotting, doors, windows, and material changes that provide a variation throughout the planes of the exterior wall. The pilasters provide vertical banding. The trim at the first and second floors provide horizontal banding. There are canopies at the front and rear points of entry that denote entry and provide further breaks in the plane of the elevation. The building scale is cohesive to the neighborhood. There are two other buildings in the office development that are very similar in scale, including the building footprint and height. The owner owns and occupies all three buildings for his business and would like the three to have a unified theme, solidifying the branding of the development. Building Form: The base middle and top of the facade are treated with different materials to create a wall with a variation of materials and colors. Pilasters are used to further break up the facade with a vertical element. There is a consistent rhythm that connects the building and yet allows the eye to start and stop as it travels across the building planes. Architectural Elements: The AC condensing unit is screened by landscaping and located away from the primary entrance to the building. Materials: Quality materials are used to construct the office to provide a texture and style that is attractive in appearance. Stucco walls and trims, batten & board siding and 30 year architectural shingle are provided. A palette of neutral toned greys and whites are used to provide a variation in the horizontal and vertical material changes. The materials used are consistent with the existing development owned and operated by the same entity providing a Chemed business park, while giving each building its own identity by varying the color palette. Signs and Lighting: Site lighting is existing. Building lighting is to match existing buildings in the development. A low impact wall sconce will be provided at entries around the building.
