Dear City Planner,
The following is a project narrative for the proposed tenant improvement for Kate’s Bridal Cottage, which will be
a wedding dress store.
The proposed project is to be a new business use for a bridal wedding dress store. The current structure has been
used as a music lesson business. The project will take place on the existing property noted above, which is zoned
O-T Old Town. The proposed use is not changing and is allowed per city. The existing building is 2,241 sq. ft.
with a proposed 107 sq. ft. front porch entry addition with a new proposed total 2,348 sq. ft. The interior is
planned to be remodeled for a new tenant improvement. There will be a minimal site work for the addition of
the front porch. Existing landscaping to remain unchanged.
The building’s exterior has been designed to meet current city design standards. The materials used that give the
building character consists of brick, and wood. These materials ensure that the look of the building will remain
intact over time and match the existing residential feel of the neighborhood. The buildings front façade consists of
a proposed entry porch and new entry addition. This is to create a pedestrian level to the existing building and
helps to break up the existing massing. Landscaping is to remain unchanged which includes existing flower beads
with bushes that will be remained. Existing trees are to remain unchanged and protected during the proposed
addition. Signage is to be deferred submittal per owner and signage contractor.
The existing paved parking lot to remain unchanged and meets the proposed use of the building. There are an
existing 6 stalls which includes 1 accessible parking stall. The additional shared parking on street will remain
unchanged. Trash enclosures are existing and are screened from main entry and main street approach. LED
Lighting is proposed at main entry to ensure visibility for pedestrians.
