In addition to the revised plans, I have also provided some dialog showing how this buildings design
complies with the City of Meridian Design Standards. Please let me know if I have misinterpreted any
of these items.
1.3A – Revised west elevation to incorporate more both horizontal reveals and material change for
the overall building façade. We did keep some of the taller corner architectural piers to breakup the
overall building plane and create large architectural massing anchoring the north and south
elevations.
2.3A – Canopies and metal eyebrows over storefront doors provide two architectural features at the
pedestrian scale. In addition there are two patios proposed for the southern tenant and center
tenants. These patios will include tables and chairs to further surplus the pedestrian scale.
3.1A - Each building facade provide multiple façade plane variations, and either a canopy or metal
eye brow projection above the storefront doors. The overall building massing has been further
articulated with the use of additional corner storefront system and clerestory windows.
3.1B – The building modulations referenced in 3.1A meet all requirements of this section.
5.1F – Where the building materials return back to the building at grid line C and E the finish on the
perpendicular walls will match the finish on the adjacent surface to convey the appearance of mass.
Please let me know if these revisions and responses do not meet the requirements for DR and CZC.
