Everest Lane, Meridian To Whom It May Concern: The attached Design Review and Certificate of Zoning Compliance documents are for the proposed Tenant Improvement / Addition, at 2250 W. Everest Lane, Meridian (Lot 08, Block 01, Hastings Subdivision No. 2). The building is an existing 6,850 s.f. structure, used as a veterinary clinic and for dog boarding. The proposed project will modify the existing interior spaces to allow for more exam rooms and an additional staff restroom. The existing 335 s.f. exterior patio will be enclosed and used as office spaces. The project site is an existing 30,495 s.f. (.700 acres) lot with existing paving, concrete sidewalks, landscaping, and site lighting. The proposed tenant improvement / addition will not alter the site. Site Access - The site is located in the Hastings Subdivision, in the lot adjacent to the corner lot of the intersection of West Chinden Boulevard and North Long Lake Way. Vehicular ingress and egress of the site is off of West Everest Lane that connects to West Chinden Boulevard and North Long Lake Way. Pedestrian Walks – A sidewalk exist along the north portion of the site along West Chinden Boulevard and around the building on the east, south, and west sides. These sidewalks connect to all the other businesses in the Hastings Subdivision and to West Everest Lane and North Long Lake Way. Parking - The lot has 32 parking spaces, including two accessible spaces located near the main entry. The parking lot is located on the east, south, and west side of the building and screened from West Chinden Boulevard by landscaping and the building. Parking spaces are set between landscape buffers on all four corners. A concrete masonry trash enclosure is located in the northeast & northwest portion of the lot, and is integrated into the lot and the surrounding landscape area. Landscaping - The existing landscaping is a mix of lawn areas and planters, with trees throughout the landscape areas. Landscaping planters are located in the parking lot and along the building façade. Architectural Character of the Addition – The existing patio, to be enclosed, is a 7’-0” CMU wall finished with stucco. The proposed addition will construct a 2x6 framed wall on top of the existing CMU wall and finish it with stucco to match the existing adjacent stucco finish. The roof lines will line up with the existing roof and match the same pitch and asphalt shingle type and color. See attached Color Board.
