Broadway Ave. Suite 102 Meridian, Idaho 83642 Re: Comprehensive Plan Amendment for the Hatch Industrial Project Located at: 160 N Linder Rd.,Meridian,ID 83642 Dear Planning Staff, 1. Specific details of the change requested: The applicant proposes a change to the Future Land Use Map from a Mixed Use Community designation to a Light Industrial designation.The general location of this change would be the northeast corner of Franklin and Linder roads; Extending North to the Union Pacific railroad tracks and east through the Creamline Business Park. Please see attached vicinity map for the parcels affected by this application. 2. Address how the proposed amendment provides an improved guide to future growth and development of the city: This amendment would encourage compatible uses with the existing industrial to the West and East and preserve the existing industrial base. This base is vital for economic growth and retaining business in the City of Meridian. A strong industrial base provides well paying jobs to the residence to the North and South of the immediate area.This will give employees the opportunity to work, around the corner or just down the street. 3. Any other data and information that would support this request: The Light Industrial designation would also support the City's preference of promoting industrial uses within or near the rail corridor. Proximity to the Ten Mile interchange makes for convenient freight movement with little impact to residential areas. 4. Specific information on any property involved: Creamline Business Park is located to the East of the subject property. This business park is currently zoned Light Industrial. There is a Light Industrial zone to the West of Linder Rd.along the rail corridor. This zone extends West stopping short of Ten Mile Rd. The subject property is located in the Heppers Acre Subdivision. Two of the lots have been annexed in to City. One of the lots is currently zoned L-0 and the other C-C. Development intentions of any land involved: The owner of the property located at 160 N. Linder Rd is proposing new construction of a 10 unit industrial building.The intent is to lease to local business owners for industrial uses.
