I am working on the staff report for Jump Creek CUP.
There is information missing or it does not meet requirements:
1. The parking spaces do not meet the minimum 19’ length and/or an overhang is not provided. This was
mentioned at the pre-app but it appears the same plans (from 2019) have been submitted.
2. At least one parking space per unit needs to be in a covered carport or garage. Carports are not shown on the
site plan, and the elevations do not show garages.
3. Elevations of carports should be submitted, that show the materials and architecture is consistent with the
fourplex buildings.
4. Two amenities are required, but the landscape plan does not indicate any are provided. If you are proposing to
credit existing amenities from the Jump Creek subdivision, you’ll need to show us how they exceed what was
already approved, and CC&Rs that show the residents of the multifamily can use them (and they are
reasonably placed).
5. The specific use standards listed in UDC 11-4-3-29 for multifamily require a management office, central mailbox
and maintenance storage for developments of more than 20 units. It has not been shown these are provided.
6. There is a requirement for 80 sq. ft. of private open space per unit, but I do not have floor plans or a tabulation
showing this has been met for each unit.
7. 11-4-3-27 requires common open space based on the square footages of units. I have not been provided the
square footages of each unit, nor has an open space exhibit been provided to show what is being credited as
qualified open space.

8. There is a large amount of landscaping shown, but there are many areas that do not appear to meet the
minimum width of 20’.
At present, the staff report mentions the above information has not been provided. It will say this information needs to
be provided at time of Certificate of Zoning Compliance and demonstrate UDC XXXX has been met. However, given the
amount of information that has not been provided, it is quite possible the PC will continue this case until the
information is provided.
I will need time to review the information and update the staff report in time for the staff report to go through review
and make deadlines for distribution. In order to get this information into the staff report, please have it to me by April
th
19. Otherwise, I’ll have to use the approach above, saying the information has not been provided.
