RE: Cache Creek Subdivision
Final Plat Submittal
Dear Honorable Mayor and City Council Members,
On behalf of Challenger Development, Inc.,this letter is to accompany the Final Plat
submittal for the Cache Creek Subdivision. The Annexation and Preliminary Plat
applications were approved on February 2, 2021 (H-2020-0105)
The submitted final plat on 13.99 acres for 41 building lots and 6 common lots in an R-4
zone substantially conforms to annexation,preliminary plat, and development agreement
conditions.
The submitted final plat, development plans, and landscape plans conform to the UDC
and all applicable engineering, architectural, and surveying practices and local standards.
We have coordinated with the storm drain retention area design with ACHD for the
Victory Road and Locust Grove Road widening project scheduled for 2022. We will
construct and landscape the pond with our plat and ACHD will reimburse a percentage
through ACHD impact fee credits.
