Both conditional uses could be processed as one application, but two application fees will be required. • The submitted site plans show the parking spaces dimensioned at 18'whereas the City requires 19'. The parking spaces must be lengthened or vehicles may be allowed to overhang, but there must be at least 5' of unobstructed sidewalk. Please note per UDC 11-3C-5,when a bumper overhangs onto a sidewalk or landscape area,the parking stall dimensions may be reduced two(2)feet in length if two (2)feet is added to the width of the sidewalk or landscaped area planted in ground cover. • It appears that the sewer stub at Maplestone and Daphne is not being used.This must be abandoned at the manhole. • No permanent structures (buildings, carports, trash receptacle walls,fences, infiltration trenches, light poles, etc.)can be built within the utility easement. Note:A Traffic Impact Study(TIS)will be required by ACHD for large commercial projects and any residential development with over 100 units. To avoid unnecessary delays&expedite the hearing process, applicants are encouraged to submit the TIS to ACHD prior to submitting their application to the City. Not having ACHD comments and/or conditions on large projects may delay hearing(s)at the City.
