Re: Settler's Crossing Office Spec. Building Design Review/Certificate of
Zoning Compliance
The proposed project is a 2,376 square foot single story commercial office building.
The project is located at 3228 N. Meridian Road Meridian, Idaho 83646 also known
as Lot 52, Block 7 of Sundance Subdivision Number 5. The zoning designation is
Limited Office (L-O).
The site layout is based on the approved plat for a business park subdivision.
Settler's Crossing Office Spec. Building will be located to the north of the entrance
off of Ustick Road. Most site work is existing including but not limited to
entrances/exits, sidewalks, curb/gutter, paving, and parking lot stripping. There is
minimal site work required for this project including sidewalk along the property at
the west, east, and south with walkways leading to the project entrances and a pad
for a bicycle rack. This work is notated on the architectural site and landscape
plans.
This project will have the main entrance facing south and another entrance facing
east. There will be a shared employee entrance at the north that allows direct
entry into the shared core space. There are existing parking stalls located along
the property lines at the north, south, east, and west. An accessible parking stall
will be striped and posted at the west property boundary.
The building design responds to the City of Meridian's Architectural Standards
Manual. All of the fagades are designed to address site influences as well as
building scale and form. This is done with the use of a predominant main entry for
the main suite tenant and secondary entrance for the small suite tenant. The main
entry features columns clad in manufactured stone with built -out stucco features
and wooden corbels. The building's fagades include consistent window layouts
and additional manufactured stone with stucco buildouts at each building corner.
The roof is hipped with its fascia line broken up by the gabled features over the
main two entrances and at the north entrance. The materials proposed tie in with
surrounding architecture and help provide articulation to the fagades with a four

toned stucco cladding system, stained wood details, manufactured stone, dark
aluminum storefront, vinyl window frames, and asphalt shingle roofing.
The City's standards to enhance the building form and architectural elements are
accomplished by the amount of fenestration, material color changes, stone
protrusions, wood details, and gabled entries.
There will be mechanical equipment along the north and east elevations. This will
include air conditioning condensers mounted at grade level, electrical switchgear,
and gas meters. All the equipment will be screened with landscaping while the
equipment attached to the building will be painted to match the adjacent surface.
The building owner anticipates exterior wall mounted signage on the building and
will apply for specific permits in the future.
All site lighting is existing and will not be altered. This project will use LED accent
lighting under the soffits which will not project beyond the building's fagade or
exceed maximum allowed lumens.
