Dakota, in regard to the waincotting comment below, I am unsure the extent of the exterior façade.
If the all of the exterior materials are already there, then making the addition match is fine.

Hi Dakota, I have some additional questions:
1. Is there bicycle parking? It is not shown on the site plan but needs to be near the front door. I
apologize for not having this in our site plan. We will put a bike rack on the sidewalk in the
middle of the front of the building, in-between the two main entrances.
2. The east elevation and the perspective on the same side don’t really seem to match. There is
wainscoting on the perspective that is not shown on the elevation. The elevations did not get
updated, we would like to have the brick wainscot wrap around as it is shown in the rendering.
3. Is there any new outdoor lighting? No.
4. Is that a rooftop patio on the east elevation? That is not a rooftop patio, but a decorative screen
for the new rooftop mechanical units.
5. How is the existing HVAC units at the SW corner screened? They are screen by an existing 5-6’
tall brick wall that matches the existing building. These would remain and be protected.
6. Per ASM 3.2A:
For at least 30% of applicable façades use any combination of concrete, masonry, stone, or unique
variation of color, texture, or material, at least 10-inches in height, around the base of the building.
May alternatively incorporate other architectural features such as ledges, façade reveals, ground
level fenestration, raised planters, or landscaping elements within 3-feet of finished grade.
Although you do have these type of materials around the building, there is supposed to be a
different, accent material around the base. It can’t just be brick or stone that goes all the way up.
Are you saying we would need to add or change the existing brick portions of the building that don’t
have any planned work being done to them? Or do we need to just make our addition up to this
standard?
Per the Development Agreement, a conditional use is required for a drive through facility. There was
a CU for a bank in this facility that was approved in 2004 and that bank has since lapsed. However,
after discussion, we did not see there could be any benefit to requiring another conditional use, as if
anything, the impacts would be lessened since you’re going from two drive through aisles to one.
