Adkins Way, Meridian To Whom It May Concern: The attached Design Review and Certificate of Zoning Compliance documents are for the proposed Cold Shell Flex Space, at 50 S. Adkins Way, Meridian (Lot 03, Block 02, Medimont Subdivision No. 1). The building as proposed is 17,775 s.f., and will have up to five tenant spaces, with each tenant space set up for approximately 40% office use and the remaining 60% warehouse / storage. The project site is 56,210 s.f. (1.29 acres), and the improvements will include paving, concrete slabs and sidewalks, and landscaping. Site Access - The site is located in the Medimont Subdivision, which is the lot adjacent to the corner lot of the intersection of East Franklin Road and North Locust Grove Road. Vehicular ingress and egress of the site will be off of South Adkins Way that connects to East Franklin Road. Pedestrian Walks – A sidewalk exist along the north portion of the site along East Franklin Road and along west portion of the site along South Adkins Way. A new sidewalk on the west side of the site at the common drive will be added connecting to the existing sidewalk along South Adkins Way and continues on the north side of the building to the main entrances and parking. Building Orientation and Layout - The building, as proposed, is positioned centrally in the site with the front elevation of the building facing north to East Franklin Road and the site access to the west to South Adkins Way. Parking - The lot has 36 parking spaces, including two accessible spaces centrally located to the main entry. The parking lot is located on the northern and eastern portion of the site, screened from East Franklin Road by landscaping and from South Adkins Way by the building. Parking spaces are broken up with landscape buffers. A concrete masonry trash enclosure is located in the southeast portion of the lot, and is integrated into the lot and the surrounding landscape area. Landscaping - The proposed site will have approximately 13,530 s.f. of landscaping. It will be a mix of lawn areas and planters, with trees throughout the landscape areas. Landscaping planters are proposed in the parking lot and along the building façade. See attached Landscape Plan. Architectural Character – The building will be constructed with Hi-R CMU block, with a variety of the block finishes visible and some wrapped with stucco. The overall design of the building features multiple architectural components rendered in a variety of textures and colors, which will provide visual interest and architectural character, while minimizing flat surfaces and large featureless masses. Large aluminum storefront window systems delineate the main entrance of the building, along with awnings over the main entrances, to provide additional architectural character. Facades - All facades, which are visible by East Franklin Road and the common drives off of South Adkins Way, feature numerous windows and articulated masses – which are supported by changing parapet roof lines. The various building masses feature a variation of CMU block styles, including split-face, smooth-face, and center score smooth- face CMU block and some wrapped with stucco. The entrances are delineated by large storefront window systems and awnings. Roof Lines - The building has a flat roof, with the mechanical units being screened by a raised parapet wall. The parapet wall height varies from approximately 20’-0” to 24’-0”. Color & Texture Variations- See attached exterior building elevations and Color Board. Mechanical Equipment - The project will have roof top mechanical units, screened by raised parapet walls. Mechanical units are placed close to the center of the roof, completely screened from view. Materials - The structure is proposed to be a mix of CMU block types and stucco veneer accents. See attached exterior building elevations and Color Board. Signs and Lighting - The building, as proposed, will have a tenant sign above each entry and a monument sign located at the northwest portion of the site. See attached elevations for locations and approximate sizes. The area adjacent to the building will be lit with wall mounted exterior LED fixtures. The parking area will be lit with pole mounted light fixtures. See attached Site Photometric Plan for fixture types, location and site photometric readings.
