For the site pad location being submitted for this approval, the building is a multi-tenant retail building with food service and a nightclub – music, food and beverage tenant. Architecturally, you may think it is easy to just design a box for retailers. Figure out the type of structure, apply some materials, divide he space up the for the tenants and put some signs on the building, you may even add an awning or two just make it look welcoming, I mean do tenants and their cust omers really care about what is outside? Our approach is much different than that, and we as a team have been working in the retail world for a very long time. Each site is unique, it offers up different challenges from typography to the city it is being located within. All of these things do matter, as we want to be a good neighbor and we want to become part of that city’s fabric, whether it’s urban or suburban or on the fringe. Retail and retailers are, in their own right, a destination; however, you need to provide a place that they enjoy and that they want to come back to. We believe we have created an understandable site design, easy to navigate, easy for servicing and easy to get and out of. We have located landscape where it will appropriately thrive and flourish, we have incorporated bike racks and provided outdoor areas for outdoor dining and seating. We hope that patrons will enjoy what they do at this site and enjoy the environment provided for them. We appreciate the Architectural Standards that the city has created to help the design of new buildings become a part of their city. They are very close to the ideas, massing and materiality that we use for all of our projects. We have provided the building step backs in plan and in elevation, the layer ing of materials in plan and elevation, massing changes in height and proportion of the uses. We have included features and added details where applicable to give the building some interest and to help it feel more approachable. We have used a lot of glazing where it will be appreciated most for the patrons and the tenants. Our material palette includes, corrugated metal, brick, man-made stone, stucco (EIFS), cementitious siding and flat metal and metal canopy structures. We are excited about our design and our client is excited about it too. We believe it has the integrity requested of by the city’s architectural standards and that the massing, proportions and materials can be used on other buildings as they are ready to be built on this site.
